Chineham Business Park’s new flagship building Maplewood is fit for the future

The 90,000 sq. ft business park property was dated and no longer met the needs of the client. ITC carried out extensive refurbishment works to transform the inside and out of this purpose-built office building.

A contemporary exterior creates a good impression

Externally, the existing entrance lobby and a rear extension were demolished with the cladding being reinstated to match the rest of the building. We relocated the entrance to Maplewood, creating a statement entrance lobby with fullheight projected glazing. All of the cladding was refurbished and resprayed. The roof coverings were upgraded with all new mechanical and electrical plant being reconfigured on the roof.

To compliment the external upgrades, we reconfigured access to the building and carried out soft and hard landscaping to give a complete premium look and feel on arrival to Maplewood.

A fitting home for the workspace of the future

Internally, extensive structural alterations reconfigured the existing atrium, we removed staircases and formed new risers for services to optimise lettable floor space.

We fitted out 3 floors to Cat-A standards, with all new mechanical & electrical services, ceilings, partitions, and floor finishes. Two new 12-person passenger lifts were installed in existing shafts, along with new high-quality WCs and disabled WCs to service each floor.

Premium upgrades take this existing office
building into its next lease of lettable life

HID Global and UK cashless parking provider RingGo have both taken ten-year leases for space in the business park’s flagship Maplewood building. The lettings, totalling 30,000 sq ft, were concluded within three months of practical completion.

We continuously explore ways to enhance the accommodation and facilities at our parks. Recently refurbished Maplewood at Chineham Park, for example, is now a workspace for the future that is perfectly equipped to respond to the needs of our new occupiers.
