Comprehensive refurbishment breathes new lease of life into central London office building.
63 St James’s Street is a self-contained office building that was rebuilt in 1991, behind a listed Portland stone facade dating back to 1888. The building sits within the St James’s conservation area and was in need of updating in order to stay competitive in the London office market and to attract new tenants.
Vertical Extension and Cat A Fit-Out
We constructed a vertical extension to increase the floor plate, to provide meeting rooms and a roof terrace with spectacular views across London. We carried out a full Cat A fit-out across 7 floors of the building, creating high quality spaces, ready for tenants to move in and put their stamp on it.
Our solution also included bespoke lifts, including a fire fighting Lift, the creation of a stunning reception area, the delivery of hi-spec toilet and showering facilities and a bike store providing 42 bike spaces and 33 lockers to promote tenant health and wellness.
BREEAM Rated Development
The building now provides 22,000 sq ft of stunning grade A office accommodation. A BREEAM rated development, enhancing the wellbeing and experience of all who will work within and visit the building.
