Comprehensive refurbishment of high-end offices in the heart of Chancery Lane
4 Breams Buildings sits on the western edge of the City of London, and is part of a dense urban block. The client wanted to increase floor space of the six-storey office building to provide more flexible offices.
ITC were appointed to carry out a comprehensive redevelopment to include the addition of two new floors and a full internal refurbishment.
Internal and external reconfiguration to provide increased office accommodation
The project consisted of a two-storey extension above the roof level and fit-out of the fourth floor to match the lower floors and to emulate the style of the rest of the facade.
ITC began works on the lower and ground floors by stripping out and re-fitting the spaces. The team then installed a new lift, glazed and solid partitions, decorated structural soffits, new floor finishes. New shower and toilet facilities were also installed for use by all occupants.
The team installed the new mansard roof and matching aluminium double glazed windows. The new roof also included installation of a mounted plant and an air handling equipment to provide ventilation to the building.
Externally, the team also carried out upgrades to the street entrance and adaptations to the building signage. The existing domed acrylic sky lights located on the street elevation were replaced with new flush glazing to enhance attractiveness.
Flexible and sustainable building now promotes wellness of the users
The building now benefits from high performance insulation, thermally broken double glazing and
low-energy equipment throughout, ensuring that current energy efficiency standards are now achieved and exceeded.
